Paragua Coastown: San Vicente, Palawan’s green township
Life is always better at the beach!
Megaworld Corp. is developing a P5-billion sustainable boutique hotel and shophouse district in its 462-hectare eco-tourism township in San Vicente, Palawan.
A chance to own beachside properties
Nestled on the shores of one of the emerging beach destinations in the Philippines, Paragua Coastown is Megaworld’s 27th township and newest concept of green living. The property developer said it will be offering 240 lots in its Mercato Shophouse District and Porto Hotel District. These will be located in Kemdeng, San Vicente, Palawan.
“Our eco-tourism township offers businesses and entrepreneurs such as hotel owners, restaurateurs, coffee shop and bar operators, and retail shop owners to own land in San Vicente, particularly inside our master-planned beachside development,” says JR Abustan, head of sales and marketing, Megaworld Palawan.
The master-planned districts will offer lots ranging from 250-sqm to 599-sqm for shophouses. And 450-sqm to 1,199-sqm for boutique hotels.
Most attractive about the township is that it offers entrepreneurs an opportunity to own beachside properties. Their businesses will have close access to San Vicente’s pristine Long Beach. The municipality is home to the longest white-sand beach in the Philippines and the second-longest in Southeast Asia.
Additionally, San Vicente is a flagship Tourism Enterprise Zone (TEZ) of the Tourism Infrastructure and Enterprise Zone Authority (TIEZA). TEZs have special incentives for tourism-related businesses, including tax holidays.

Commitment to green development
Megaworld, which contributed to the economic growth of Iloilo and Cebu through its business hubs and townships, aims to help the province’s tourism industry recover. The corporation has allocated a P40-billion investment to develop the entire eco-tourism township over the next 10-15 years.
Paragua Coastown’s first phase of development includes several mixed-use structures, medical and wellness facilities, a church, and other institutional amenities. Moreover, there will also be residential and recreational areas inside the township.
Aside from achieving economic goals, the corporation is also committed to balancing progress and nature conservation.
“What we are building here will hopefully help San Vicente become the most popular eco-tourism spot in Palawan and the entire country. But of course, we give utmost importance to sustainable real estate because this is what everyone will be looking for when they decide to invest in Palawan,” adds Abustan.
The township plan includes green and open spaces, landscaped parks, and a mangrove forest reserve accessible via a bridge. Palawan is home to 23 “true mangrove” species. Other eco-tourism destinations include the Tubbataha Reefs Natural Park, Iwahig Ecotourism and Wildlife Park, and Puerto Princesa Subterranean River.
